its really not that bad of a price since it has villes, both farms, subway stop/access, and the buildings r quiet nice looking

That still (at least to me) would not add nearly 40k onto the price. All I'm saying is I'd consider asking a lower price if you want to sell these realms. Then again, what do I know about selling realms?
