the way I figure, spawn realms are only good if you can do something with them.
the 2X2 immediately at spawn are worth hardly anything:
you can:
A: make stuff visible, but not ads or shops.
B: direct the flow of traffic (toward or away from other places, by building easier/more visible exits and nearly-wall-like structures (read: apartments))
C: Become more famous (which is pointless since you probably are already well known if you own a spawn realm.)
D: have a freely settable /home (a powerful ability indeed)

with the 2 realms immediately visible from there:
A: make a store that EVERYONE sees.
B: post ads that EVERYONE can read (however, they can't read signs at 50 blocks.)
D: have a freely settable /home (a powerful ability indeed)
with the realms on the sides and back, they are less valuable.

spawn is at the center, the reason numbers are higher at the front/top is because people exit out the front of the spawn courtyard more often the the back.

1= not much more valuable than a normal realm. maybe worth up to double.
2= more valuable than normal, at least 25k or so,
3= substantially more, probably worth 45k for the right purposes.
4= high-value, not worth selling for under 75k.
5= very high value, worth well over 100k
6= more valuable than the "spawn" spawn realms, probably at least 160k
7= worth well over 200k, some of the most valuable realms around.
8= worth easily 300k.
9= virtually no limit to its value. Probably not often sold due to lack of very many multimillionaires, essentially the first thing anyone sees when they spawn.

if anyone can provide a more accurate datamap or sale values for actual realms, it would be much appreciated, any realm sale before the spawn court-yard is not relevant to this discussion.
