The quote form Lm108 seems vague. TBH I dont recall this rule and find it confusing.

It could certainly suggest that the extension is a DEFAULT mehanism, that is automatic if any bids lands within 10 minutes AFTER the "Ending time".

Rokkr points out that an extension should have been mentioned in the main post. Is there a source for this claim Rokkr?

So, since no extra conditions was mentioned by me in the main post, what is needed here is a definite ruling on what exactly constitutes a "last bid":

Was the "last bid" the bid from Rokkr prior to 11:59 pm or the bid by Seratias placed 12:09 am...

I will await a response from Staff and/or the community, and please use quotes from the rules (rather than theories) to support any ruling/interpretation :)

And this is how irl auctions go - a going once, going twice, sold type thing (which is essentially a specified time after the latest bid).

Rokkr has definitely won the auction ... there is another Auction rule that is critical to any extension of time:
