Auctions can only be extended by a maximum of 10 minutes after the end date if there are last minute bids.
Can be used in combo with a specified end date (so only takes effect after the end time).

I took that into account, my post was made on 12:09 EST, which falls under the rules. I guess it's up to Synta to accept my bid or not.

Last minute bids... last bid was almost 20 minutes prior I wouldn't consider that last minute. Plus he'd need to state it in the main post.

The quote form Lm108 seems vague. TBH I dont recall this rule and find it confusing.

It could certainly suggest that the extension is a DEFAULT mehanism, that is automatic if any bids lands within 10 minutes AFTER the "Ending time".

Rokkr points out that an extension should have been mentioned in the main post. Is there a source for this claim Rokkr?

So, since no extra conditions was mentioned by me in the main post, what is needed here is a definite ruling on what exactly constitutes a "last bid":

Was the "last bid" the bid from Rokkr prior to 11:59 pm or the bid by Seratias placed 12:09 am...

I will await a response from Staff and/or the community, and please use quotes from the rules (rather than theories) to support any ruling/interpretation

Instead of having a specific end date, may we have the auction end some specified time after the latest bid? It seems it works well for particular auctions where everyone wants to wait till the very end to place their bid and guarantee they win. In fact, I think if Lineant would have kept his auction for his spawn realm going, there would have been bids near the end.

And this is how irl auctions go - a going once, going twice, sold type thing (which is essentially a specified time after the latest bid).

Rokkr has definitely won the auction ... there is another Auction rule that is critical to any extension of time:

-The seller MUST clarify any extension rules at the beginning of the auction, in the main post, if they think bidding is going to continue.

Synta's original post contained no such allowance for an extension of time, and thus no extension can apply.
