How much is my realm worth

Ok i am NOT selling just yet I want to see how much it is worth before i sell it, my realm is close by to roanoke spawn, the realm's cords are: x4825 z2975 and includes 3 houses, 1 with 4 storys and a wheat farm on top. two smaller houses and a mini castle like thing, please tell me about how much it is worth or around how much you would pay thanks

Usually realms are worth more based on location especially if they are near spawns. Mob dungeons can also affect price. Preexisting buildings usually do not add to price because people want to build their own.

it is x 100 and z 250 away from roanoke spawn

Probably not much, maybe 15k but not much more. To get even that price though you'd have to find someone who really likes Roanoke.

hummm only person that comes to mind is surgeon but i dout he would want it.....

The three biggest factors in real estate are location, location and location. Everything else is pretty much irrelevant, making only a minor difference.

I would say 12k flat, considering there's a bit of stuff on it, but the structures aren't made of any sort of valuable materials. Also we don't know if anything would come in chests.
