Realm at 575, -75. Opinions?

So I own a realm at 575, -75. Currently on it still stands my very first MineRealm house, but that house has been vacant for over 6 months and it isn't exactly the pinnacle of architectural genius, if you know what I mean. To the south of the realm is Villa Hugel, and to the west is Brome. The realm to the east is some abandoned homes of new people, which I hope to fix up if that realm ever disbands. To the north is my second house which Wizards of Goof bought and turned into a giant block of ice, and 3 realms to the north is the Space Needle.
So my question is twofold. The first is, what do you guys want to see on this realm? Any ideas on what I should build? The second question is, what would a flattened realm at this location be worth? I'm 90% sure I'd rather build on the realm than sell it, but I'd like to have that information as well just to keep in mind. Thanks!

You can zoom in and look at it on the world map...I more just wanted to give an idea of the surroundings.
The building is crumby so I think it's going to go regardless of what I decide to do with the realm. Sad because it was my first house here...but also needed...because it was my first house here. lol basically what I've got to work with is the realm and nothing around it. Underground is mined out so it isn't incredibly attractive as a rental home for noobs, which is why I'm inclined to just do a new build there.
