How much would an NPC village realm be worth?

I recently bought an NPc village (without villies) but I found myself doing nothing with it. I don't want to just sell it and have it become public, so would this be worth any more than 10k? if you could help me out by telling me about how much it would be worth, that would be great

If, as it appears in the picture, it's a naturally occurring village, that might make it more valuable. But the villagers themselves aren't that valuable, because they Mysteriously and Inexplicably (TM) became quite common a while ago.

You could always put it up for auction.
If you do decide to sell I wouldn't mind having a look firsthand.
