Managing an Apartment (or any multiple user realm)

Hello everyone, recently I have been thinking that it would be nice if I was able to learn how to manage a realm that has multiple players. I hear that knowing how to manage such a realm is really important because it can get out of hand very quickly if a person doesn't have those skills. Also, with the wipe coming and multiple spawn points soon to be created, more opportunities for highly populated areas exist. So I thought that I would benefit if I was able to offer something to the public and learn at the same time.

I would like to manage a realm that I would offer to players to be used as an apartment, but honestly I don't know how to quite do so.. effectively. Would anyone who has done it in the past be willing to throw me some suggestions? Possibly things to avoid, or any advice at all would be very appreciated. Thank you for your time. :)

The most important thing I think is to have a written agreement. The rule book agrees:

Take a screen shot of the players paying you the correct rent, and one with them next to a rule board (in game w/ signs) while saying "I accept these terms" or something in chat, where you can see they are referring to that sign board. Alternatively you could make a forum post with the rules and have them say they've read and agree to [the thread id], and take a screen shot. Or if you don't need too many rules you could just say them in a party chat, then have them agree to them all in the same screen.

With a written agreement and proof of the players' acceptance of it (and proof of the rent payed), you can avoid being banned for various causes, and same with your customers.

Thank you! That's really helpful as I did not think about the "in-game signs" agreement that you mentioned. Now thinking about it, I would probably want to inform them that I'm taking screenshots if they agree to any terms.

Any advice on how individual chests can be managed? :)
